We fully renovated an apartment unit in an older condominium building.

The concepts agreed upon with the client are as follows:
1. A simple space designed for office use
2. A visually appealing space while keeping costs down
3. A spacious studio apartment that is easy for tenants to use

Conveniently located just one block off Shibuya’s Dogenzaka, this renovation was designed with office use in mind. However, we also considered residential use by ensuring space for a kitchen and washing machine.
The washing machine area and shoe storage, which can easily appear cluttered, were built as integrated furniture, serving as an accent in the spacious studio. The cabinet to the left of the washing machine area opens toward the entrance as shoe storage.

We removed all partition walls and closets separating the three living spaces, minimizing any unevenness in the floor plan. With the wide availability of versatile partition furniture these days, tenants can freely design their space with creative ideas.

The bathroom had its bathtub and old tiles removed. We enhanced waterproofing with FRP coating and built a counter using the same waterproof mortar material as the floor. While we considered installing a prefabricated shower unit, the craftsman’s meticulous work allowed us to achieve a simple, easy-to-use wet area without incurring extra costs.

The west wall has no windows, so we designated the entire surface as an accent wall. We installed picture rails and rail attachments from Arakawa Giken Kogyo, known for their high load-bearing capacity and used in museums both domestically and internationally. Capable of supporting up to 30kg, they can hang not only paintings but also display panels, whiteboards, and various other items, creating a versatile wall surface with broad utility.
